Kluger Architects continues to be recognized for innovative residential design, most notably with the Casitas Small Lots project in Atwater Village, which was Kluger Architects featured in Dwell Magazine. Originally designed in 2010 and completed in 2015, this project transformed an underutilized industrial parking lot into a bold and highly sought-after residential community.
The development consists of 27 modern steel, glass, and masonry homes, representing an adaptive reuse approach that challenged conventional residential design at the time. The project was considered controversial upon completion due to its highly progressive architectural language and use of exposed industrial materials.
- Each residence features distinctive design elements, including:
- Full-height exterior folding window walls on the second and third floors
- Exposed masonry and concrete flooring
- Single continuous steel beam staircases
- Stainless steel exposed decking
- A four-story dumbwaiter connecting the garage, kitchen, and rooftop
- Rooftop amenities including a pizza oven, jacuzzi, restroom, and solar-powered systems
When first released to market, the homes sold for over $1 million each in 2013, setting a record price for the Atwater Village area at the time. Today, those values have more than doubled, reflecting the long-term success and desirability of the design.
